National General Contractor specializing in all aspects of commercial retail construction seeks proven Sr. Project Manager to assist in the supervision of the Northwest Market of Clients. The Sr. PM is expected to be self sufficient requiring minimal supervision. These duties include managing the risks to the project’s earning, assuring efficient, timely and complete communications among all project team members and organizations and directing field personnel. Specifically, it is the Sr. Project Manager’s responsibility to obtain, evaluate, coordinate, distribute, and record information and obtain all authorizations needed to deliver the project on time and on budget.
Minimum Qualifications: 10+ years of Project Management experience in ground-up, tenant improvement build-out, as well as, on-site/off-site work knowledge with significant experience in Procurement, Estimating, Construction Management, Construction Accounting, Business Development, and client interface.
Must have established client base.
A thorough understanding of industry practices, processes, standards, etc. and their impact on project activities is essential.
Superior communication skills, both written and verbally, and interpersonal (tact, diplomacy, influence, etc.) skills.
Ability to make decisions and recommendations that can greatly affect profitability of assigned area.
Must be able to apply innovative and effective management techniques to maximize employee performance.
Ability to make significant independent judgments and manage multiple projects simultaneously.
Ability to supervise project managers as assigned and to train or mentor subordinate's development.
Knowledge of current construction codes.
Detail oriented to oversee company policies, procedures, and documents.
Bachelors Degree in Architecture, Engineering and/or Construction Management preferred.
Ensures that all projects are completed safely, on time, within budget, and according to pre-established specifications and contractual terms.
Relies on extensive experience and judgment to plan and accomplish goals.
Complete emphasis and dedication to office and project site safety.
Responsible for the oversight of planning and directing all construction related functions.
Must have a complex knowledge of construction concepts and activities including but not limited to Scheduling, Design, Permitting, Bidding, Estimating, Contracting, Job Costing, Construction Management, Bonds, and Insurance.
Organizational skills are mandatory due to the fact that this position oversees multiple projects at once.
Proficient with MS Office programs including Windows, Word, Excel and Outlook.
Excellent leadership and management skills, exceptional communication, negotiation and analytical skills required.
Ability to multi-task and work within a team.
Essential Duties and Responsibilities: Overall management of assigned projects including project planning, change order estimation, execution and closeout.
Develop business strategies to expand sales opportunities with new and existing clients.
Oversees divisional construction and project management activities for assigned projects.
Negotiates scope of work and execution of contracts with the client.
Represents the company as the primary point of contact with the client and maintains a positive client relationship.
Oversees divisional subcontractor pre-mobilization activities and administrative requirements.
Overall management of subcontracts awarded to perform assigned projects. Coordinates and participates in subcontract awards. Initiates, coordinates, and evaluates change order modifications.
Evaluates subcontractor payment requests and performance.
Oversees the coordination closeout of subcontracts and projects per the contracts requirements.
Provides timely and accurate feedback information for company reports.
Fully responsible for project financial success to include, but not be limited to, all required reporting, billings, accounts receivable, and accounts payable.
Fully responsible for divisional profit and loss to include meeting sales goals.
Some travel will be required.
