Bergman KPRS is a leading national General Contractor/Project Management Company, that provides services to both public and private sectors. 

We are currently seeking a Chief Estimator with a broad range of experience in all areas of multi-tenant units.  Ground-up, Tenant Improvement projects that should include retail, grocery, restaurant, entertainment venues, medical offices, and multi-family.

This individual will become an integral member of our local Pre-Construction Team that will be responsible for successfully obtaining contract awards.  This is an in-house position that is only being offered to current local residences in the  Southern California Region within 25 miles of our Brea Corporate Office Location.

The Chief Estimator will work in collaboration with our Pre-Construction & Estimating Departments and report to the Director of Operations. His/her responsibilities include Team Leadership, managing all matters relating to construction cost estimating, project bidding, and vendor qualifications.

Minimum Qualifications:

  • Must have 10 Years overall verifiable experience in estimating or Project Management.
  • Minimum seven (8+) years of this experience with proven prior leadership in General Contracting Construction Estimating.

Responsibilities:

  • Willing to travel to attend job walks any place necessary
  • Have and grown a strong network of subcontractors in the surrounding areas.
  • Prepares work to be estimated by gathering proposals, blueprints, specifications, and related documents.
  • Read and understand blueprints, perform accurate take-offs, and identify all scopes necessary to deliver a comprehensive bid
  • Prepare construction budget by studying plans, specifications, then identifying scope of work and projecting costs
  • Identifies labor, material, and time requirements by studying proposals, blueprints, specifications, and related documents.
  • Evaluate cost changes, additions, and deductions in scope as shown in Addenda
  • Computes costs by analyzing labor, material, and time requirements.
  • Obtain bids from vendors and subcontractors by specifying materials, identifying qualified subcontractors, and negotiating pricing
  • Review and level bids to ensure accuracy 
  • Resolves discrepancies by collecting and analyzing information.
  • *Ability to plan & create an efficient project schedule utilizing Microsoft Project.
  • Have current working knowledge of material and labor costs to prepare ROM's upon request while evaluating Owner's preliminary plans.
  • Presents prepared estimate by assembling and displaying numerical cost codes and descriptive information to Directors and/or Project Managers.
  • Ability to present in a "Turn-Over" Meeting.
  • Responsible for collaborating with Marketing and Project Management during bid and pre-contract stages.
  • Ability to create contract exhibits. 
  • Prepares special cost evaluation reports by collecting, analyzing, and summarizing information and trends.
  • Collaborates with the estimating teams in other offices to collectively offer the best value to our Clients and our Company.
  • Maintains unit cost database by entering and backing up data.
  • Maintain quality service by following organization standards Contributes to team effort by coordinating with preconstruction coordinator
  • Be able to work effectively bidding multiple projects
  • Ability to communicate efficiently, both verbally and in writing.
  • Evaluate the preliminary plan from Owner and generate a ROM estimate.
  • Detailed quantity take-offs
  • Square footage analysis of multiple project types
  • Escalation evaluation
  • Prepare subcontractor quote comparison & scope – price leveling analysis

Estimator Skills and Qualifications:

  • AutoCAD plan reviewing.
  • Familiarity with computer programs such as like excel, Plan Swift and On-screen Take-off
  • Familiar with "Open-Book" GMP Contract Methods.
  • Previous working experience as construction estimator for a minimum of ten (10) years, for a General Contractor.
  • Computer efficient in Planswift, Bluebeam, Microsoft Office products especially MS Project, Excel, Word, On-Screen Take-off & Zoom..
  • Explore documentation to gain a deep understanding of the project requirements
  • Select, measure, and track important metrics 
  • Visit sites and other venues necessary to do the estimate
  • Perform complex analysis of collected data and metrics
  • Prepare relevant and reliable forecasts
  • Conduct complex risk analysis activities related to costs of new work
  • Create and present preliminary and final cost estimate reports for renovations & new buildings, to upper management
  • Analyze and evaluate offers from subcontractor bidders
  • 8+ years of actual construction experience; Bachelors Degree preferred & 5-7 years of estimating experience.
  • Build and maintain long-term relationships with the key vendors
  • Moderate knowledge of project management and project engineering
  • Hands on experience with complex data research activities
  • Good understanding of data analysis methods and KPIs
  • Knowledge of commercial development typical unit costs
  • Good time-management skills
  • Ability to multi-task and oversee multiple bids.
  • Strong interpersonal and communication skills
  • Critical-thinker and problem-solver
  • Pre-Con Team Leadership; review completed estimates by others.
  • Lead the effort in subcontractor participation/outreach.
  • Familiar with Public Works bidding
  • Deep understanding of projects in a scale of $1m through $40m.
  • Tracking and assignment of Pre-Con Team coordination & estimates.
